Paint walls and trim, new custom door. Patch wall where the server used to go. Replace fan.
Room 002
Left paint as is; new custom door and threshold. Replace fan.
Room 001
Landlord is replacing external large window. Hopefully adding insulation.
Paint and replace fan, custom door. Sheet rock entire room, add insulation to external walls, trim out windows and closet.
